Preparing to sell

Listing on the web
Personal Agents are particularly keen to provide high quality, staged photos and a floor plan when listing your property on Rightmove and Zoopla as well on as on our website. The details are succinct and easy to follow. The properties will always look their best on the web and we advocate regular use of social media especially Facebook and Twitter to advertise the property and its area.
Accompanied viewings
We firmly believe that accompanied viewings are essential. Most vendors are emotionally attached to their properties and therefore can be offended by viewers who may not appreciate their style and taste. The Personal Agent’s accompanied viewings are guided, informative, friendly and relaxed. Potential buyers feel at ease and thus feel able to discuss the property and area in a frank and open manner. The home owners can feel assured that they are leaving their property in professional hands. We always recommend that large families with dogs leave the home thus preventing buyers from being overwhelmed by a busy family home.
Most viewings take place at weekends (Saturday and Sunday) and evenings when the majority of potential buyers are free.
Open House
Each property has at least one Open House. This event attracts potential buyers who cannot guarantee exact arrival times and those who feel uncertain whether the property or area is appropriate and thus do not wish to book a formal viewing and waste time. It is very much like a block viewing and at least 2 property professionals are present. The vendors are usually happy as they then only need to do one lot of cleaning and preparation beforehand, rather than at different points of the week.
Regular contact
Throughout the selling process your personal agent is on hand to discuss feedback and strategies to attract buyers. Once buyers are found, we make sure that the sale progresses smoothly.
Sales progression
Once a buyer has been found, then it is essential to complete due diligence, for instance, affordability and money laundering checks and stay in regular contact with both the buyers and sellers and their solicitors. Our sales progression service is thorough and attentive with a track record of very few fall-throughs.
Negotiations and advice regarding future purchases/rentals of property
Jayne’s service often will include onward negotiations and advice regarding your future purchase. Your agent will assist you to achieve the best price for your future home.

Jayne's fees for the property finding service is a £500 upfront fee and a percentage of the amount saved during negotiations: 5% of the amount saved.
